Construction management is a specialist field of its own, which ÅF Advansia offers both as an independent service and as an integral part of its project management. While the project manager has total responsibility from A to Z, our construction managers have specialist knowledge about managing the building process.
Neat, systematic follow-up, coupled with heavyweight subject-specific competence, is our assurance of high quality. We believe that good interpersonal qualities on the part of a construction manager make for productive building processes, which in turn create added value for the client. Our in-house construction manager school ensures that all our construction managers have a good knowledge of safeguarding SHA and the environment in projects. In addition, we have specialist resources within SHA, environmental follow-up and BREEAM, which combine to ensure low H-values and environmentally friendly building processes. We look after the client's commitments on site, provide quality assurance and supervise the works and contracts, and manage the execution of the building works to the point of completion and hand-over.
Our services have been adapted to suit all contract models with control, inspection and contractual administration. We have tried-and-tested systems for contractual administration and for financial and progress management. In exercising construction management, we attend to all specialist areas (construction, HVAC, ICT and electrical), which are executed in accordance with systematised quality assurance routines (classified by trade and contract). We have very good experience of working as a team, predominantly a team made up of our own employees, but also embedded into teams made up from the client-side and other specialist environments.
Construction managers attend to the day-to-day follow-up of construction assignments/contracts in the form of: financial management based on project breakdown (PNS), creation of described and quantified budget items, qualified costing and uncertainty assessment, change management, project accounting and reporting, invoice processing, project administrative routines (cooperation/communication), meeting structure, minuting and reporting, performance inspection, quality assurance, progress, change, notice and specifications, SHA/external environment, technical construction management (interdisciplinary, construction, ICT, HVAC, electrical), completion, dry run and take-over.
For the snagging (pre-finish) stage, we can put in place a system to deal with complaints by users and follow up the client's right to have works repaired by the contractors. We produce and review Management, Operation and Maintenance (MOM) documentation throughout the course of the contract and present documentation that is as complete as possible well ahead of time prior to handover, as stipulated. We have good systems and tools at our disposal for this work.
