EDD is a very important input to risk assessment in many financial transactions. EDD involves identifying the potential environmental risks of a site or activity along with environmental liabilities in the form of contaminated soils, old constructions, landfills etc., can often be quite significant. Therefore, in any property transaction it can be of conclusive importance to know whether or not there are hidden environmental risks and what financial consequences these may represent.

The EDD assignment depends on whether the objective is a real estate, industrial company or a combination of several sites. There are differences in the scope also depending if the EDD is prepared for a buyer or a seller.
